What Our Clients Say About Boss Design Center

Why Washington, D.C. Homeowners Choose Us

We’re a design-build company, which means the same team that designs your addition builds it. No separate architects and contractors, no miscommunication between them, and no gaps in accountability.

  • Fixed-Rate Contracts, No Allowances

The price we quote is the price you pay. Every material and finish is selected before construction begins, so there are no allowances and no surprise change orders.

  • Your Designer Stays with You Throughout

The designer who creates your plans stays involved through project completion. You're not handed off to a project manager who wasn't part of the original design process.

  • Photorealistic Renderings Before You Build

Before construction begins, you'll see exactly what your addition will look like, with accurate colors, materials, and lighting, not rough sketches or concept boards.

  • All D.C. Permits Handled by Our Team

We obtain and manage all required permits with D.C.'s DCRA, including coordination with any Historic Preservation review boards. You don't have to deal with the process.

Common Questions About Home Additions in D.C.

How do home additions work in Washington, D.C.?

D.C. additions require permits through the DCRA and must comply with local zoning, setback requirements, and Historic Preservation rules where applicable. The permitting process can be complex, especially in historic districts like Capitol Hill or Georgetown. We manage all of it: permit applications, DCRA coordination, required reviews, and inspections. You don’t have to navigate the bureaucracy yourself.

Do I need to move out during construction?

Many homeowners stay in place during additions, particularly when new construction is at the rear or side of the home. We use daily cleanup routines and protection measures to keep unaffected areas livable. For larger or more complex projects, we’ll discuss the tradeoffs between staying in place and temporarily relocating so you can make an informed decision before construction begins.

What types of additions do you build?

We build room additions, rear extensions, second-story additions, sunrooms, screened porches, garage additions, and kitchen expansions. We also design outdoor living additions like covered decks and three-season rooms. Whether you need one new bedroom for a growing family or an entirely new floor, we can design and build it to integrate with your existing home structurally and aesthetically.

How long does a home addition take?

Timeline varies based on size and complexity. Additions involve foundation work, structural framing, systems integration (HVAC, plumbing, electrical), exterior finishing, and full interior finishing, so they take longer than a kitchen or bathroom remodel. We’ll give you a realistic project timeline during your consultation after reviewing the specifics of your home and your goals for the new space.

How much does a home addition cost in D.C.?

Cost depends on the size of the addition, whether it’s single-story or multi-story, foundation requirements, systems work, and the finishes you choose. Because we use fixed-rate contracts, whatever we quote after the design phase is what you pay. Every material is selected before construction starts, so there are no placeholder allowances that turn into budget surprises midproject.

Will the addition look like it belongs in my house?

Seamless integration is a core part of how we design additions. We match or complement your existing architecture, coordinate exterior finishes, and plan interior transitions so the new space flows naturally from the old. Before construction begins, you’ll see this in the photorealistic 3D renderings. What you see in the rendering is what you get in the finished space.

What is the difference between design-build and hiring separately?

With a traditional approach, you hire an architect, then bid the project to contractors, then manage communication between them. With design-build, one company handles both. Industry data shows design-build projects complete 102% faster than the traditional model. There’s also a single point of accountability: we design it, we build it, and we stand behind it.

Can I source my own materials?

We source the materials for our projects. This is a requirement of our design-build model because it ensures design cohesion, quality control, and warranty coverage. You make every selection decision: every cabinet, countertop, tile, fixture, and finish is chosen by you during the design phase. But procurement runs through us.

Who will I work with throughout the project?

Your designer stays involved from the initial consultation through project completion. During the build phase, you’ll also have a dedicated project manager and project coordinator who hold weekly meetings with you and provide real-time updates through our online project management system. You’re not starting over with a new person at each phase.

Do you assist with HOA or historic district approvals?

Yes. If your D.C. property is governed by an HOA or subject to Historic Preservation review, we’ll assist with the approval process. That includes preparing required documentation, coordinating with the relevant association or review board, and managing any submission timelines so they don’t delay your project start.
