Frequently Asked Questions About Home Additions

What types of home additions do you build in Bethesda, MD?

We build room additions, second-story additions, kitchen expansions, sunrooms, screened porches, guest suites, and home offices. If you need more square footage, we can design it. The right approach depends on your lot, your home’s existing structure, and what you’re trying to accomplish. We discuss all of this during your free consultation.

Do I need a permit for a home addition in Bethesda?

Yes. Home additions in Bethesda require building permits through Montgomery County. We obtain and manage all permits on your behalf, including building, electrical, and plumbing permits, zoning compliance verification, and HOA approval assistance if applicable. You don’t need to deal with the county; we handle everything.

How long does a home addition in Bethesda typically take?

Timeline depends on the size and complexity of the addition. Projects involving foundation work, structural integration, and full interior finishing naturally take longer than a straightforward room addition. We give you a specific timeline before construction begins and actively manage the schedule. We can discuss realistic timing for your project during your initial consultation.

Will the addition look like it belongs with the rest of my home?

Yes. Matching your existing home is a core part of our design approach. We match or complement your existing rooflines, exterior finishes, and interior design so the new space feels like it was always there. Before construction begins, you’ll see exactly how the finished addition will look through photorealistic 3D renderings we create during the design phase.

Can I stay in my home while the addition is being built?

Most of our clients do. We contain the active construction area, protect the unaffected parts of the home, and maintain daily cleanup throughout the build. For larger or more complex additions, we can discuss phasing options or other strategies to minimize how disruptive the construction feels to your daily routine.

How does your fixed-rate contract work, and what causes cost changes?

Before construction begins, you select every detail: materials, finishes, fixtures. That lets us give you a firm, all-inclusive price. The only situations that can affect cost are structural damage discovered after demolition (which we discuss with you immediately) or changes you request beyond the original scope. Otherwise, the price we quote is the price you pay.

How involved will I be in choosing the design and materials?

Very involved. After the initial consultation, we move into a 1-2 month design phase where we develop photorealistic renderings based on your input and revise them until you’re fully satisfied. You select every material and finish at our Bethesda showroom before we finalize the contract. Nothing gets built until you’ve approved the complete design.

Are you familiar with Montgomery County building codes and permit requirements?

Yes. We’ve been working in Montgomery County and Bethesda for over a decade. We know local zoning rules, setback requirements, HOA approval processes common in the area, and how the Montgomery County permit process works. That familiarity helps projects move forward without unexpected regulatory delays.

What happens during the free consultation for a home addition?

We meet at your home to see the space and talk through what you’re hoping to build. We’ll discuss what’s feasible given your lot and existing structure, explain how our process works, and give you a realistic sense of scope and cost. There’s no pressure and no obligation. It’s a conversation to help you understand your options and what to expect.
