Every project includes a 5-year warranty on structural work and a 1-year warranty on all other work, including cabinetry, countertops, tile, plumbing, and electrical. Manufacturer warranties on appliances are passed through at completion.

The design phase runs 1 to 2 months, followed by 4 to 6 weeks for permitting and material ordering, then 3 to 4 months of construction. We provide a specific project schedule before construction begins and maintain it through active project management and weekly updates.
Yes. This is one of the most important aspects of how we work. The designer who brings your vision to life stays with your project from the first consultation through the final walkthrough. You won’t be handed off to a project manager who has never read your design documents or seen your material selections. This continuity is something clients specifically mention when they tell us why they chose us.
Everything: design services, photorealistic renderings, all materials, permits, project management, and construction. We don’t use allowances, which means every material is selected and priced before we ask you to sign a construction contract. There are no placeholder numbers that balloon later.
We source 99% of materials for every project. This is a requirement of our design-build model because it ensures design cohesion, quality control, and warranty protection. Major items like cabinets and flooring must come through us. In rare cases involving very specific small items, exceptions may be discussed.
That’s fine. About half our clients come to us without a defined vision. We’re experienced at asking the right questions to help you figure out what you actually want. We use inspiration images, showroom visits, and direct conversation to guide that process. You don’t need to arrive with a Pinterest board ready to go.
Yes. We manage all permit applications, fees, inspections, and coordination with local Maryland building departments. You don’t need to do anything related to permitting. It’s included in our scope and handled entirely by our team from start to finish.
Kitchen construction typically runs 3 to 4 months. We implement protection measures for unaffected areas of your home, maintain daily cleanup on the job site, and can discuss options for temporary kitchen setups to reduce disruption. Your project manager holds weekly check-ins during construction so you always know exactly where things stand.
We discuss it with you immediately, explain what needs to be addressed and why, and provide clear pricing for any additional scope required. Structural surprises are uncommon because we plan thoroughly upfront, but when they occur, we handle them transparently and directly rather than presenting a bill after the fact.
